Constitution Center: Base Building Repositioning

Project Description

KRAMER was retained by David Nassif Associates (Building owner) to provide program and construction management services for the 1.5 million SF, $400 million redevelopment of Constitution Center. The existing structure contained four substantially identical quadrants surrounding a large open courtyard, occupying an entire city block at 7th and D Streets SW. Beneath the building are three levels of parking for approximately 1,500 vehicles. The property was completely repositioned into a Class A, LEED Gold, ISC Level IV office building. Renovation included tear-down to the concrete structure, new exterior skin, addition of new space (primarily on the Plaza Level), new MEP systems (including a state-of-the-art chilled beam system), new penthouse, extensive security upgrades to the site and building; a loading dock expansion and improvements, new and refurbished elevators, new tenant lobbies and cores, a complete redesign of the courtyard, and creation of a new main entrance.
